Cyrus Bahrami, Managing Director (South Texas)
Cyrus Bahrami oversees development, investment and construction operations for the South Texas Division which includes the Houston, Austin, San Antonio, and College Station markets. He brings more than 17 years of real estate investment, development and finance experience and has developed over 8,500 units since joining Alliance. Prior to joining Alliance, Mr. Bahrami served as Vice President of Investments and Development for M-M Properties, where he participated in the acquisition, development and asset management of multifamily and commercial-office properties in excess of $600MM. Mr. Bahrami also held previous positions with PriceWaterhouseCoopers LLP and Equastone Real Estate Investment Advisors. Mr. Bahrami graduated summa cum laude from the Mays School of Business at Texas A&M University, where he earned a Bachelor of Business Administration in Accounting and Master of Science in Finance.
Mark Bramlett, Development Director (Houston)
Mark Bramlett is responsible for sourcing and managing new development and investment projects for Alliance in the greater Houston market. Mr. Bramlett previously worked at HFF and participated in the sale of more than $1.4B in land and self-storage transactions. He graduated from Texas A&M University with a BS in Urban Planning and a Master of Real Estate, and is a Houston Board Member of the Aggie Real Estate Network.
Jeff Diltz, Development Director (Austin/San Antonio)
Jeff Diltz is responsible for sourcing and managing all aspects of development and investment projects for Alliance in Austin and San Antonio. Previously, he served as a Director at M-M Properties and Director of Acquisitions at Allen Harrison Company. Mr. Diltz is responsible for the acquisition and development of over 3,250 apartment units. He earned a BBA in Finance from Texas A&M University and a Masters in Real Estate from Georgetown University.
Brandon Fleetwood, Regional Finance Director (South Texas)
Brandon Fleetwood manages financing efforts and financial administration for the South Texas region. Responsibilities include portfolio and division finances, refinance efforts, capital sourcing and investor relationships. Mr. Fleetwood has coordinated capital and closings of 4,000+ units since joining Alliance; before transitioning to finance, he spent two years in a national controllership role overseeing tax compliance, financial reporting and risk management for Alliance’s investment portfolio. Mr. Fleetwood has more than six years of public and private accounting experience at PricewaterhouseCoopers, and is a former licensed CPA in the state of Arizona. He holds a Masters in Accounting and Information Systems from Arizona State University.
Kelcie Berry, Asset Manager (South Texas)
Kelcie Berry oversees asset strategy for nearly 5,000 units located in Houston, Austin, San Antonio and College Station. She previously worked for Wells Fargo’s Commercial Real Estate Group as a Relationship Manager. Ms. Berry is a graduate of Texas A&M University with a BBA in Finance and Business Honors, and an MS in Real Estate. She is active with the Aggie Real Estate Network (AREN), ULI and The Women’s Resource.
Brian Watson, Vice President of Construction (South Texas)
Brian Watson oversees the construction process throughout Houston, Austin, San Antonio, and College Station. Mr. Watson has 26 years of experience in construction, most recently serving as the head of construction for Martin Fein Interests, where he was responsible for all construction activity throughout the firm’s regional footprint. Prior to Martin Fein Interests, Mr. Watson held various positions with JPI with ultimate responsibilities for the start-up of the California divisional office for JPI Multifamily construction in San Diego. Mr. Watson also served as a Project Manager with Drever Partners early in his career with key responsibilities overseeing rehab and capital improvements for existing apartment projects in Phoenix and San Diego. Mr. Watson received a BS in Construction Management from The University of North Texas in 1992.
Mike Chambers, Vice President of Construction (South Texas)
Mike Chambers oversees the construction in Houston, San Antonio, Austin and College Station, with responsibility of estimating, cost reports, contract administration, and field operations. Mr. Chambers has more than 42 years of construction experience building in 10 states and spanning a variety of product types from multi-family wrap, podium, mid-rise apartments, garden apartments, condominiums, hotels, single family, and commercial buildings. Within the past 13 years he has developed a team of project managers and field supervisors that have overseen the construction of 38 properties at Alliance (South Texas) totaling 12,000 units at over $1.1 Billion in total project cost. Prior to Alliance, he was Vice President at Trammell Crow Residential for five years and supervised the construction of 22 properties totaling over 5,500 units. Mr. Chambers graduated from Texas A&M University with a BS in Building Construction. He is a member of NAHB and Certified Green Professional (CGP)
Stephanie Nascimento, Division President (Central/Southeast)
Stephanie Nascimento has more than 19 years of experience in the multifamily industry and, since joining Alliance in July 2006, she has demonstrated strong leadership in working with our owned and third-party assets in Texas. Previously, Ms. Nascimento is the Senior Vice President of Alliance’s Central and Southeast region, with responsibility for over 32,000 units. Prior to that, Ms. Nascimento served as Vice President of Operations with responsibility for 35 communities in the Central region. Preceding that, she was the Senior Regional Manager for the Central region and was recognized as “Regional Manager of the Year” in 2008 and 2009. Her background also includes positions with Gables Residential and Equity Residential. Ms. Nascimento graduated from Texas A&M University and is a member of the Austin Apartment Association.
Cynthia Miller, Vice President of Operations (Central)
Cynthia Miller joined Alliance in 2006 was recently promoted to Vice President of Operations for Dallas and Houston. Ms. Miller supervises the management operations of Alliance’s owned and third-party properties across North Texas. She has more than 12 years of experience in the multifamily industry in Texas, Southern California and the Southwest, primarily with lease-ups, value-add rehabs, and Class A garden-style, mid- and high-rise asset types. She also has extensive experience in retail management, absorption analysis, interior design, acquisitions, dispositions, creating marketing and branding campaigns, developing budgets and overseeing associate development. Ms. Miller holds her Certified Apartment Manager (CAM) designation as recognized by the National Apartment Association.
Brian Hawthorne, Regional Vice President of Operations (Central)
As Regional Vice President of Operations, Brian Hawthorne oversees the operations of Alliance owned assets in South Texas. With over 11 years of multifamily experience, his background encompasses lease-up developments from inception to disposition, student housing communities, budget development, asset repositioning, and associate development. Mr. Hawthorne holds a Bachelor of Business Administration Degree from Texas State University, and a Texas Real Estate License.
Christy Sanchez, Regional Vice President of Operations (Central)
As Regional Vice President of Operations, Christy Sanchez is responsible for sourcing new business opportunities and supervising operations throughout Central Texas. Ms. Sanchez has more than 20 years of property management experience, with a broad experience including conventional, value-add rehabs, lease-ups, new construction, high-rise, mid-rise, retail management (mixed-use projects), acquisitions and dispositions. Her career background involves overseeing communities in Dallas, Austin, San Antonio and Houston for fee-management clients. She has extensive experience with due diligence efforts, creating marketing and branding campaigns, marketing analysis, absorption analysis and associate development. Ms. Sanchez holds her Management Certificate from Brookhaven College, Certified Apartment Manager (CAM) designation as recognized by the National Apartment Association, and Certified Property Manager (CPM) as recognized through Institute of Real Estate Management.
Ingrid Shultz, Regional Vice President of Operations (Central)
Ingrid started her multifamily career with Alliance in 2004. Since then, she has overseen multiple third-party assets in San Antonio and Houston and her experience encompasses lease-up, stabilized and new property transitions, as well as assets undergoing repositioning (renovation/rebranding). Ingrid also includes extensive involvement with budgets, due diligence, marketing, sales, staffing and monthly financial operations. A graduate of the University of Houston and a member of the Institute of Real Estate Management, she holds her Accredited Residential Manager designation and is currently a Certified Property Manager candidate.
Dillon Everett, Director of Real Estate (Central & Southeast)
As Director of Real Estate, Dillon Everett facilitates the expansion efforts of Alliance’s third-party management platform across Texas and the Southeast region. Before joining Alliance, Mr. Everett oversaw new business strategy for Mark-Taylor Residential, the largest multifamily developer in Arizona history. In his tenure there, he was involved with the onboarding of more than $1 billion in multifamily product. Mr. Everett is a licensed real estate agent in the state of Arizona, is a member of the Urban Land Institute (ULI), and the National Association of Industrial and Office Properties (NAIOP). He graduated from the University of Missouri where he was a member of the SEC Academic Honor Roll and, post-grad, was a professional baseball player in the Los Angeles Angels of Anaheim system.
